Plans for Increased Multi-Family Units in Redlands

1,009 Multi-Family units planned for Downtown Redlands and 300+ more in North West Redlands. Is this what the Smiley Brothers had in mind?

The state of California in SB50 will require the permitting of multi-family housing in areas that may not currently have these types of structures. This Senate Bill has been denied 3 times, but is revised each time and expected to pass. The bill requires cities of 50,000+ population to make way for multi-family housing and of course additionally allowing the density increase of housing within 1.5 miles of a major transit stop. There are plans in the works allowing over 1,000 units downtown. 722 of the units are the State Street Village (Redlands Mall), another 149 units where a liquidation store stands, which was originally a freight depot for Southern Pacific Railroad in 1892. The old police station and court buildings will be 138 units and 317 units approved north of Domestic Avenue, west of Texas Street and east of the 210. These units range in size and room count, but what other housing changes are in the works?

SB 9&10 we have talked about - which is splitting a single-family residence (SFR) lot after building an accessory dwelling unit (ADU) and then building another SFR and an ADU, effectively making 1 lot into 4 units. It's pretty unlikely that many properties in Redlands will actually do this. There are restrictions and mainly, very few will actually do it.

Also, the Good Nite Inn is to be reconfigured and used for homeless housing. It has been reported that Redlands has 186+ homeless residence and this solution will house 99. Some say this will attract additional homeless, others are just happy that we as a society are doing something to aid in their strife.

Lastly, it has been pointed out, that with the addition of multi-family housing in areas that would require less travel to dining, shopping and transportation, as well as the increase in Uber rides, car sharing and autonomous cars, that parking structures are less needed. We may see these structures converted to housing as well - but time will tell. We do know that California is experiencing a reduction in the migration into our state and a drastic increase in the people leaving the state, Cal Exodus. However, we are still a long way away from having enough affordable housing for the population!
